You already feel the problem. Here is what it is costing you.
Event dates sold out months ago, at last year's prices
The festival or conference fills early and you feel pleased, until you realise every room went to people who would have paid more. Prices set late are prices set too low.
Quiet months you can't fill
The low season drags on and the only tool you have is a discount. You cut, a few bookings arrive, and you are never sure whether you gained or gave money away.
Gaps you can't sell
Short bookings leave single nights between stays that nobody wants. Your minimum stay saves cleaning but leaves the calendar full of holes.
Commission you have never compared
Most bookings come through one or two platforms. You know the bookings, but not what each channel really leaves you per night after commission and costs.
A pricing tool you don't quite trust
A dynamic pricing suggestion looks odd for a big weekend, and you are not sure whether to accept it, change it or switch the tool off.
No answer when someone asks how it's going
An owner, partner or bank asks what next year will bring. The numbers live in three dashboards and your memory.
Picture the next few weeks with the kit open beside you.
Picture a Monday morning with a coffee and 30 minutes. As you open the Weekly Pricing Review Form, the Demand Signals sheet already shows the next 30 days against last year. November weekdays are behind; the festival is nearly full. You change two date ranges, open one-night stays midweek, record why, and copy the rates to every channel before the first guest message arrives.
Now it is January. Instead of guessing, you fill in the comparables worksheet, rebuild your base rate from costs and the market, and map the year week by week on the Seasons sheet. The festival rates go live the same week, months before guests start searching, and the Rate Plan shows every weekday and weekend rate, minimum stay and net rate in one place.
Imagine the moment someone suggests a discount. You open the Promotion Decision Sheet and the simulator's break-even sheet, see that the offer needs 26 extra nights to pay for itself, and decide with numbers instead of nerves. Three months later the Promotions sheet tells you whether it worked.
And at the end of the month, the owner report writes itself from the Dashboard: occupancy, ADR, RevPAR, net revenue, pace for the next three months and the decisions you took. Whether you start with the e-book tonight or the workbook tomorrow morning, next Monday's review is already in your calendar.

A taste of Chapter 10
A forecast is not a prediction. It is a set of assumptions turned into numbers, so you can plan cash, staff and investment, and so you can see quickly when reality moves away from the plan. For each month, write a base-case occupancy and ADR, with the assumption in words: "Dasara over two weeks; last year's pace; no new competitors." The Forecast sheet in the workbook turns these into room nights, revenue, RevPAR, net income after commission and variable costs, and the result after fixed costs. It also builds a cautious and a strong scenario from the changes you set on Settings, so you always see a range, not a single hopeful number. Update the forecast only when the evidence changes, and write down why. A forecast that moves every week is not a forecast; it is a mood.

The Pricing and Occupancy Planner: FAQs
Read the free guideAlready bought? Resend my linkHow do I set nightly rates for my rental or guesthouse?
Start with a base rate for a standard weekday in your shoulder season, built from a break-even test on your costs and the median total price of six to eight comparable properties. Apply season, event and weekend multipliers, keep every rate between a floor and a ceiling, and review the next 30 days every Monday against booking pace. The workbook calculates every rate from your settings.
What is RevPAR and why does it matter?
RevPAR is revenue per available room: room revenue divided by room nights available, or ADR multiplied by occupancy. It rewards price and occupancy together, which makes it a good way to compare months, years and competitors. For decisions, the kit also uses net contribution after commission and the cost of each stay.
Should I discount last-minute bookings?
Sometimes, but rarely and on purpose. A last-minute reduction can fill nights that would otherwise stay empty, but regular, predictable deals teach guests to wait. The kit's decision card and break-even sheet show when a last-minute offer is likely to pay, and the pricing policy sets a floor nothing goes below.
How should I price for festivals, conferences and events?
Map events in January, set their rates and minimum stays the same week, and review them every Monday from about 120 days out. Avoid early-bird discounts on dates that sell out anyway. The Seasons and Rate Plan sheets apply an event uplift to your base rate automatically.
Do I still need this if I use a dynamic pricing tool?
Yes. Pricing tools watch every date and react quickly, but they learn from the past and can miss moved or new events and local knowledge. The kit gives you the base rate, floor, ceiling, rules and weekly review to set the tool up well and decide when to override it.
How do I measure my starting point?
AssessAll offers assessments that match this kit: Pricing & Discount Discipline, Commercial Judgment & Market Sense, and Estimation & Forecast Calibration. Take one before you start and again after a few months of weekly reviews. Links are on the Start Here map; the assessments are separate products and not included in the kit.
How do I turn this into a development plan for myself or my team?
Pick one or two skills from the kit, such as reading booking pace or testing discounts, and build them into a plan with dates. Jobulary explains how its development plans work, and the link is on the Start Here map.
Does it work for a single apartment and for a 30-room hotel?
Yes. Type your number of rentable units on the Settings sheet and every calculation adjusts. For very different unit types, such as a studio and a three-bed villa, use one copy of the workbook per type or note type differences on the Rate Plan.
Is this financial, tax or legal advice?
No. The kit is educational and helps you organise your pricing. Forecasts are estimates built on your assumptions, not promises of occupancy or income. Tax, licensing, platform and consumer pricing rules differ by country and city, so the specifics sit in one sheet dated October 2026: check your accountant, lawyer, platform contracts and local rules.
Which software do I need?
The workbooks open in Excel, Google Sheets or LibreOffice and use no macros. The forms are fillable in Acrobat Reader and most PDF apps, the templates open in Word or Google Docs, the calendar imports into Google Calendar, Outlook or Apple Calendar, and the CSV imports into Trello, Asana, Notion, Planner or Jira.
What is the refund policy?
Digital kits are non-refundable once downloaded. The exceptions are corrupted files that are not fixed within 3 working days, duplicate charges, or failed delivery.
How much does The Pricing and Occupancy Planner cost?
₹999 including 18% GST for buyers in India, or $29 for buyers outside India. One-time payment, no subscription, with an automatic invoice.
How do I get the files after paying?
Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.
What software do I need?
Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.
Can I get a refund?
Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.
Can my company buy this for a team?
Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
