Quick answer

How do you run a short-term rental like a professional?

Run it as a repeatable loop: check permissions and safety, know each unit's breakeven, keep an honest listing and one calendar, inspect every turnover, message guests from templates with a person on every reply, and close each month with occupancy, ADR, RevPAR and net. The Short-Let Host Operations System from Bodhih Training gives you a file for each step.

Sound familiar?

You already feel the problem. Here is what it is costing you.

Busy months that look great and earn less

Gross revenue on the platform dashboard flatters. Once channel fees, turnovers, repairs and fixed costs come off, the star unit is sometimes the weakest. Without a monthly P and L per unit you cannot tell.

Turnovers that depend on one person

One sick cleaner, one missed drain, one unchanged key safe code, and a five-star stay becomes a complaint. Without a checklist, an inspection and a backup, quality rides on luck.

Problems handled on adrenaline

Noise at midnight, extra guests, a broken table, a refund request. Without a ladder and the words ready, it is easy to react, argue or miss the claim window.

Owners who keep calling

If you co-host, owners want clear numbers on time with evidence. Building that report from scratch every month eats the time you should spend on guests.

Now imagine this

Picture the next few weeks with the kit open beside you.

Picture next Monday. You open the Host Operations Workbook with your coffee and give it fifteen minutes. The Dashboard shows which turnover still needs a cleaner, which supplies to reorder, which repair has been open too long and which damage claim is close to its deadline.

As you work through the week, every booking lands on one sheet with its net payout, every changeover is inspected and photographed, and every guest message comes from a library you have already edited into your own voice. When a neighbour messages at 23.30, you open the decision card and follow the ladder calmly.

Then imagine the first working day of next month. You change the report month on Settings, check a few rows, and read occupancy, ADR, RevPAR and net per available night for each unit. If you co-host, the Owner Statement is already assembled and you simply add the commentary to the Monthly Owner Report form.

Whether you start with the workbook tonight or the listing audit tomorrow, the kit gives you a file for each step, so you can build the system one unit and one habit at a time.

A taste of Chapter 1

Every booking passes through the same filter. Start with what the guest pays: the nightly rate times the nights, plus any cleaning fee. Take off the channel's commission or host fee and any card processing. Take off the turnover: cleaner, supplies, linen and laundry. Take off variable costs while someone is in the unit, such as extra electricity and water. What is left is the contribution from that stay. Contributions from all the stays in a month must first cover the fixed costs, the ones you pay whether anyone stays or not: rent to a landlord, base utilities, internet, insurance, software, licences and levies, and a monthly reserve for repairs and replacements. Only after that is there profit. If you co-host, the management share comes off before the owner sees anything.

Questions buyers ask

The Short-Let Host Operations System: FAQs

Read the free guideAlready bought? Resend my link

Does the kit work outside the US or UK?

Yes. The method works anywhere, the workbook and calculator use any currency you type on Settings, and the sample case is set in Cape Town. Country rules are kept in one dated sheet that tells you what to check where you are.

Do I need Airbnb, Booking.com or a channel manager to use it?

No. The kit is platform-neutral. You type each channel's fee rate on the Channels sheet, and the workbook handles any mix of platforms and direct bookings. Chapter 3 explains channel managers and PMS in plain words so you can decide whether you need one.

How do I calculate occupancy, ADR and RevPAR for a holiday rental?

Occupancy is nights sold divided by nights available. ADR is accommodation revenue divided by nights sold. RevPAR is accommodation revenue divided by nights available. The workbook calculates all three per unit every month, splitting stays that cross a month end by nights.

How do I handle a problem guest?

Climb a ladder only as far as you need: remind, request, call, then the platform's support, and the emergency services straight away if anyone is in danger. Keep everything in writing on the platform. The decision card and the message library give you the first step and the words for each common situation.

How do I make a damage claim that succeeds?

Photograph the unit before and after every stay, keep receipts or quotes, ask the guest first through the platform and file before the platform's deadline. The incident and claim form builds the evidence list and a four-part statement, and the workbook calculates each claim deadline.

I manage units for owners. Is that covered?

Yes. Chapter 10, the co-host agreement discussion sheet, the Owner Statement sheet and the Monthly Owner Report form cover fees, approvals, owner stays, reporting and exit. The discussion sheet is a starting point for a lawyer to formalise, not a contract.

Is this legal, tax or safety advice?

No. It is educational operating guidance. Registration, licensing, tax, insurance, safety and data protection rules differ by country and city and change often. Check the official sources, your accountant, your lawyer and qualified safety professionals before you act.

Does the kit promise more bookings or income?

No. It gives you methods and tools to run operations well and to see your real numbers. Results depend on your market, your units, the rules where you are and many things outside anyone's control.

How can I measure my starting point?

If you want to measure your starting point, AssessAll offers related assessments sold separately: the Small Business Operating Decision Assessment for Shop, Service and Studio Owners, the Customer Interaction Judgement: Contact Centre and the Travel and Hospitality Account Readiness: Contact Centre. They are useful for you or a team member who handles guest contact.

How do I turn this into a development plan for my team?

Use the kit's 30/60/90 day plan for the operations, and if you want a structured plan for the people doing the work, Jobulary shows how to turn skills gaps into a development plan. See jobulary.com/how-it-works.

How much does The Short-Let Host Operations System cost?

₹1,299 including 18% GST for buyers in India, or $34 for buyers outside India. One-time payment, no subscription, with an automatic invoice.

How do I get the files after paying?

Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.

What software do I need?

Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.

Can I get a refund?

Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.

Can my company buy this for a team?

Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
