Quick answer

How do you set up and launch a short-term rental?

Check viability with real comparables and three scenarios, confirm permissions in writing, budget room by room, design for sleep and durability, complete safety checks with qualified people, build the operation, photograph and list honestly, soft launch, then launch at a stepped price and review at day 30. The Property Set-Up and Launch Kit from Bodhih Training covers every step.

Sound familiar?

You already feel the problem. Here is what it is costing you.

Two pieces of advice, no way to choose

A friend says short lets pay double. An agent says a tenant is less work. Without your own numbers and a fair comparison, you are choosing between opinions.

Money spread evenly, nothing memorable

Furniture packages spread the budget across every room. Guests remember the mattress, the shower and the wifi, and those are exactly where packages cut corners.

Permissions discovered too late

The building rules, the lender, the council or a registration scheme can each say no. Finding out after the furniture arrives is the most expensive mistake in the job.

Safety you have never had to think about

Paying guests usually bring stricter duties than your own home: fire risk assessment, alarms, gas and electrical checks, escape routes and emergency information. It is hard to know where to start.

A listing that sits empty

No reviews, full price, a fortnight of silence, then a panic discount that sticks. A launch needs a plan for the first guests and the first reviews.

No idea if the first month went well

Bookings in one app, issues in WhatsApp, reviews in another tab and spending on a card statement. Nothing tells you whether you are on track or what to fix first.

Now imagine this

Picture the next few weeks with the kit open beside you.

Picture the first evening. Instead of opening a furniture website, you open the Viability and Payback Calculator, type your nights, costs and three nightly rates, and read the occupancy you need to beat a long let. Before bed you send one letter to the council and one to the building, and you write your stop rule on the viability worksheet.

Now it is week four. As you walk the property with the room-by-room checklist, the Budget sheet shows the mattress took the biggest share and the decorations the smallest, by design. The Safety and Compliance sheet shows every check done with its next date. The permissions are in writing, so the deliveries are booked with confidence.

Imagine the week before launch. The photos match the property because they were taken after the snag list was cleared. Two soft-launch stays have found a slow drain and a wifi dead spot, both fixed. You sign the launch sign-off with the Readiness Dashboard open beside it, and you know exactly which item is still open and why.

And then day 30. You open the First 30 Days sheet and the Dashboard: occupancy, ADR, review stars, open issues and spend against budget, compared with the base case you wrote down two months ago. Whether you start with the e-book tonight or the calculator tomorrow morning, the first hour is already planned.

Outcomes

When you have worked through it, you will be able to…

Every outcome is practised with a worked example and a tool, not just described.

  • Test a property against a long let with three scenarios, break-even occupancy and a written stop rule
  • Ask for and record every permission, registration and insurance answer in writing before you spend
  • Plan a room-by-room budget that puts money into sleep, shower, wifi and cleanliness
  • Set up safety in five layers with qualified people and dated repeat checks
  • Build the operation behind the door: cleaner, backup, linen, stock, access and repairs
  • Photograph and write a listing that is attractive, accurate and fair to every guest
  • Launch with a soft launch and a price ladder that steps up on conditions
  • Run the first 30 days on numbers and hand over to a day-to-day routine
Measure it

Know your starting point. Prove your progress.

People who measure before and after improve faster and can show it. AssessAll, our sister assessment platform, has AI-graded assessments that pair with this kit. Take one now, work through the kit, then re-take it.

A taste of Chapter 2

Guests judge a stay by a handful of moments: the first minute through the door, the first night's sleep, the first shower, the wifi on the first video call and how clean everything looks. Research on service quality has a useful frame for this. Parasuraman, Zeithaml and Berry, the researchers behind the SERVQUAL model, described the gap between what a customer expects and what they experience. For a short stay, the listing sets the expectation and those few moments decide whether the experience meets it. A beautiful print on the wall cannot rescue a lumpy mattress, and nobody has ever written a glowing review about a decorative vase. So the budget asks two questions of every item: how much will guests notice it, and how well will it survive a hundred changeovers?

Questions buyers ask

The Property Set-Up and Launch Kit: FAQs

Read the free guideAlready bought? Resend my link

How do I know if my property will work as a short let?

Study six comparable listings over several weeks, then run low, base and high scenarios for occupancy and nightly rate against your real costs. Compare the result with what a long let would earn after costs, and write a stop rule. The calculator in this kit shows break-even occupancy and the occupancy needed to beat a long let.

How much does it cost to furnish a short-term rental?

It depends on size, country and standard, so the kit does not give a figure. It gives you a room-by-room budget with tiers and guest-notice ratings, and it reminds you to include safety checks, photos, insurance, a deep clean and handyman days, which often take a large share of a small budget.

Do I need a licence or registration to run a short let?

Often, but it depends on your country, city and building. Many places now require registration, a licence or a permit, and some cap nights. The kit includes enquiry letters, a permissions sheet and dated notes for the EU, the UK and other markets, and it tells you to confirm everything in writing with your local authority.

How should I price a new listing with no reviews?

Set a base rate from comparables, launch a little below it, and step up on written conditions such as three good reviews and booking pace on plan. The kit includes a launch price ladder from the worked example. Pricing decisions are yours; the kit gives you the method and the numbers.

Is a soft launch allowed on booking platforms?

Real stays at a launch price, booked and paid like any other guest, are a common way to test a property. Platforms have rules on reviews from people you know and on incentives, and those rules change, so the kit's soft-launch plan asks for private feedback rather than reviews and tells you to read each platform's current rules.

Is this legal, tax or safety advice?

No. The kit is educational. It teaches the logic and keeps country specifics in one sheet dated October 2026. Check your city and national rules, your accountant, your insurer and a qualified safety professional, and have agreements formalised by a lawyer.

How do I measure my starting point as a host or owner?

AssessAll offers assessments that match this kit: Small Business Operating Decision Assessment for Shop, Service and Studio Owners, Task Prioritisation & Planning and Money Decision Judgment. Take one before you start and again after launch to see how your decisions have changed. Links are on the Start Here map.

How do I turn this into a development plan?

Pick the two or three skills the launch stretched most, such as budgeting or planning, and build them into a plan with dates. Jobulary explains how its development plans work; the link is on the Start Here map.

Does it work for a guesthouse or homestay, not just a flat?

Yes. The workbook handles any number of rooms and items, the Budget sheet has rooms you can rename, and the e-book includes composite examples of a homestay, a guesthouse and a studio. A guesthouse with many rooms may need extra rows.

Which software do I need?

The workbooks open in Excel, Google Sheets or LibreOffice and use no macros. The forms are fillable in Acrobat Reader and most PDF apps, the templates open in Word or Google Docs, the calendar imports into Google Calendar, Outlook or Apple Calendar, and the task board imports into Trello, Asana, Notion, Planner or Jira.

What is the refund policy?

Digital kits are non-refundable once downloaded. The exceptions are corrupted files that are not fixed within 3 working days, duplicate charges, or failed delivery.

How much does The Property Set-Up and Launch Kit cost?

₹999 including 18% GST for buyers in India, or $29 for buyers outside India. One-time payment, no subscription, with an automatic invoice.

How do I get the files after paying?

Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.

What software do I need?

Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.

Can I get a refund?

Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.

Can my company buy this for a team?

Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
