How do I improve the guest experience at my property?
Map the stay in seven stages, from finding your listing to the review, and fix the biggest gaps first. Promise accurately, welcome guests well in the first ten minutes, send a planned message sequence, handle problems with a clear recovery routine and reply to every review. The Guest Experience Kit from Bodhih Training gives you a file for each step.
Want the full free guide first? Read How to Improve the Guest Experience (and Your Reviews) as a Host.
You already feel the problem. Here is what it is costing you.
'Not as described'
The photos were real and the words were true, yet the guest arrived expecting something else. A small gap between promise and reality costs more stars than almost anything in the room.
The same questions every day
Wifi, hot water, parking, where to eat. Without a welcome book and a message plan, you answer them one by one, and the important information still gets missed.
One bad night, one bad review
The heater fails at 22.00 and nobody knows what the limit is for a gesture or who to call. The guest feels ignored even though everyone tried.
Replying to reviews you would rather forget
You draft a reply in your head that defends everything, delete it, and leave the review unanswered for a week while future guests read it.
Guests you never hear from again
Some guests loved their stay, but you have no record of who agreed to hear from you, and no honest way to stay in touch.
No idea what is actually improving
Scores go up and down, reviews mention different things, and you cannot tell whether last month's changes made any difference.
Picture the next few weeks with the kit open beside you.
Picture the evening you walk your own stay as a guest. You open the audit worksheet, search for your listing on your phone and notice what a first-time guest would never know: the 38 stairs, the dogs at night, the lane the taxis miss. By the end of the hour you have five fixes and none of them costs much.
Now it is a Tuesday at 22.15 and a guest has no hot water. As you open the recovery decision sheet, the steps are already there: acknowledge in ten minutes, an honest time for the fix, the gesture your team can give without calling you. The next morning the follow-up message goes, and the issue log records what you will change.
Imagine the morning a hard review arrives. Instead of replying in the heat of the moment, you fill in the review response planner, check the facts against your log, and post four calm parts: thank, acknowledge, explain the fix, close. Future guests read it and see a host who takes things seriously.
And then the first of the month. You open the Trends sheet and see the line climb, the theme with the most negative mentions shrink, and three changes chosen for next quarter. Whether you start with the e-book tonight or the welcome book template tomorrow morning, your next guest's stay is already better planned than the last.

Most arrival stress comes from finding the door. Write directions from every way a guest arrives: airport, station, by car, by taxi, on foot. Include a landmark they cannot miss, a photo of your gate or entrance in daylight and at night, and a line to show a taxi driver in the local language. Then test them after dark. Leela's friend found that the lane sign was hidden by a tree; the fix was a photo of the tea shop on the corner. Self check-in needs the same care. Photograph the key box and each step. Send the code only after any identity check your platform or local rules require. Test the code on the morning of arrival, not the week before. Give a number to call that someone answers, at any hour.

How do I improve the guest experience at a small property?
Walk your stay as a guest, from the listing to the review, and score each touchpoint. Fix the gaps that create complaints first, especially accuracy, access, noise and cleanliness, then add small personal touches. The kit's audit worksheet and Touchpoints sheet are built for exactly this.
What should a welcome book include?
Wifi and the essentials up front, how appliances work, house rules with reasons, a safety page with emergency numbers you have checked, accessibility facts, checkout steps and a local guide written like a friend. The template has all of these in four parts, plus an extras menu.
How do I reply to a bad review?
Wait an hour, check the facts against your log, then reply in four parts: thank, acknowledge without excuses, explain what you changed, close warmly. Never offer anything for changing a review. The review response planner and reply library guide you through it.
Can I ask guests for a five-star review?
Ask for an honest review, once, with nothing offered in exchange. Platforms' review policies and consumer law in places such as the US, UK and EU prohibit incentivising or pressuring reviews. The dated notes summarise what to check on your platforms.
How much compensation should I offer when something goes wrong?
Fix the problem first, then match any gesture to what the guest lost, from an apology for minutes of inconvenience to a refunded night for a lost night's sleep. The recovery decision card has a five-rung ladder for you to set your own values and an approval limit for your team.
How do I measure my starting point in guest-facing skills?
AssessAll offers assessments that match this kit: Customer Interaction Judgement (Contact Centre), Travel & Hospitality Account Readiness (Contact Centre), and the Business Email Tone and Etiquette Assessment. Use one before you start and again after a quarter to see what has changed. They are separate products, not included in the kit; links are on the Start Here map.
How do I turn this into a habit for me or my team?
Pick one change and write it as an if-then plan, such as 'If a guest reports a problem, then I reply within ten minutes.' Jobulary's guide to if-then plans explains how this works, and the link is on the Start Here map.
Does it work for a single apartment as well as a small hotel?
Yes. The workbook is set up for an 8-room guesthouse in the sample, but works from one unit to about 40 rooms. A solo host can ignore the team standards; a small hotel can use them to train staff and cover.
Is this legal, tax or safety advice?
No. The kit is educational. Short-let rules, platform terms, consumer law, data protection and safety requirements differ by country and city and change often, so the specifics are in one sheet dated October 2026. Check your city and national rules, your platforms' current terms, a qualified adviser and, for electrical, gas and fire safety, a qualified professional.
What is the refund policy?
Digital kits are non-refundable once downloaded. The exceptions are corrupted files that are not fixed within 3 working days, duplicate charges, or failed delivery.
How much does The Guest Experience Kit cost?
₹799 including 18% GST for buyers in India, or $24 for buyers outside India. One-time payment, no subscription, with an automatic invoice.
How do I get the files after paying?
Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.
What software do I need?
Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.
Can I get a refund?
Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.
Can my company buy this for a team?
Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
