What does a buyer's agent do?
A buyer's agent acts for the buyer: a consultation to agree needs, budget and terms, a scored search, viewings that end in a decision, price evidence from comparables, offers on the buyer's instructions, every condition tracked to closing, and support after the keys. The Buyer Representation System from Bodhih Training gives agents a file for each step.

You already feel the problem. Here is what it is costing you.
Buyers who drift
Weeks of viewings, no offer, and a buyer who stops opening your alerts. Without agreed criteria and weights, every listing looks possible and none feels right.
The pay conversation you put off
Explaining who pays you and how much feels awkward, so it slips until it causes a problem. In more markets it is now a rule to settle it in writing before touring.
Offers decided by adrenaline
Competing offers arrive, the buyer panics and the walk-away price is invented on the phone at 10 p.m. Then comes regret, whether they win or lose.
Deadlines that slip after acceptance
Inspection windows, valuations, finance and legal steps all run at once. One missed date can cost the buyer a home or a deposit.
Midnight problems
An inspection report, a low valuation or a case of cold feet arrives by message at midnight. Without a method, you answer the fear instead of the facts.
Silence after the keys
The file closes, life moves on and the referral that should have come goes to someone who stayed in touch.
Picture the next few weeks with the kit open beside you.
Picture your next new enquiry. Instead of booking a viewing, you send two consultation times. As you work through the consultation form, the buyer describes a normal weekday in the new home, and five weighted criteria appear on the Criteria sheet before you have looked at a single listing.
Now it is week three. You score each new listing on the Search Log and send only the ones that show Book viewing, with reasons and watch-outs. On Monday morning the Dashboard shows one buyer to contact and one viewing without feedback. Ten minutes and two messages from the library later, both are cleared.
Imagine the offer evening. The comparables are logged, the pricing read is on screen, and the buyer signed a walk-away price before the first offer. When the listing agent mentions other offers, you open the decision card, the buyer decides once, and nobody makes a choice they regret.
And then the call a month after keys. You open the check-in form, listen first, and send the reminders that help. Whether you start with the workbook tonight or the consultation form with your next buyer, the next file begins with everything this one taught you.

A week before they first saw Maple Grove, the Mensahs had lost 14 Elm Court in a round of five offers. The listing agent asked for best and final by the next evening. Tom asked Dana what the others had offered. Dana said she did not know and would not ask, and that even if she somehow found out, she could not use it. Tom said that seemed unfair. Dana said it was the same rule that protected him, and his offer, every time. Winning offers fairly means competing hard on things the buyer controls, never on things that break your duties to others: other buyers' confidential offers, invented interest, deadlines you cannot confirm, or anything that invites a seller to choose a buyer for who they are.

The Buyer Representation System: FAQs
Read the free guideAlready bought? Resend my linkWhat does a buyer's agent do?
A buyer's agent represents the buyer: agreeing needs and terms at a consultation, running a scored search, arranging viewings, giving price evidence, presenting and negotiating offers on the buyer's instructions, tracking conditions to closing and supporting the buyer after the keys. The kit gives each of those steps a chapter and a file.
How do I run a buyer consultation?
Spend 45 to 60 minutes on the buyer's reasons, a picture of daily life in the new home, the money picture in general terms, timing, who decides and criteria sorted into must-haves, important, nice to have and deal-breakers. Then explain your role and pay and agree three next steps with dates. The consultation form and script follow that order.
How should I handle multiple offers fairly?
Help the buyer decide their best offer once, up to a walk-away price they set beforehand. Compete on terms the buyer controls, such as timing, deposit and clean conditions. Never seek or use other buyers' offers, never invent urgency, and use escalation clauses only where they are lawful, accepted and instructed.
What should I do when a valuation or appraisal comes in low?
Call the buyer, then lay out the options with their lender and lawyer: ask the seller to reduce, meet in the middle, cover the gap in cash, challenge the valuation with evidence where the lender allows, or use the contract terms. Nothing needs deciding that night. Message 31 in the library has the words.
How do I measure my own starting point as an agent?
AssessAll offers assessments that match this kit, including the Property Advisory and Client Handling Assessment for Real Estate Agents, Brokers and Sales Teams and Consultative Selling & Client Advisory. Take one before you start using the system and again after a few buyer files to see what has changed. Links are on the Start Here map; the assessments are separate products and not included.
How do I turn this into a development plan?
Pick one or two habits from the kit, such as the same-day viewing verdict or the walk-away price, and write them as if-then plans: if a viewing ends, then I send message 17 before dinner. Jobulary's guide to if-then plans explains the method, and the link is on the Start Here map.
Does it work outside the United States?
Yes. The method and tools are country-neutral, every workbook takes any currency, and the examples include India, the UK, the Gulf and other markets. Laws and practice differ, so country specifics are kept in one sheet dated October 2026 with what to check where you work.
Is this legal or financial advice?
No. The kit is educational and practical. Templates, including the buyer agreement discussion sheet, are starting points, not legally valid documents, and the calculator is illustrative. Check your licensing body, your broker, the buyer's lawyer or conveyancer, the lender and local law.
Which software do I need?
The workbooks open in Excel, Google Sheets or LibreOffice with no macros. The forms fill in Acrobat Reader and most PDF apps, the templates open in Word or Google Docs, the calendar imports into Google Calendar, Outlook or Apple Calendar, and the CSV imports into Trello, Asana, Notion, Planner or Jira.
What is the refund policy?
Digital kits are non-refundable once downloaded. The exceptions are corrupted files not fixed within 3 working days, duplicate charges, or failed delivery.
How much does The Buyer Representation System cost?
₹999 including 18% GST for buyers in India, or $29 for buyers outside India. One-time payment, no subscription, with an automatic invoice.
How do I get the files after paying?
Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.
What software do I need?
Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.
Can I get a refund?
Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.
Can my company buy this for a team?
Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
