The Property Investment Deal Analyser · Bodhih Pro Kits · 206 by Bodhih Training, trainers to 2,000+ companies since 2008.
How do you analyse a rental property deal?
Write your criteria first, then work out the all-in cost and cash in, rent from comparables, vacancy, running costs and a capital reserve. Calculate net yield, cash-on-cash and debt cover, stress-test rates, rent and voids, check ten areas of due diligence and offer from a walk-away price. The Property Investment Deal Analyser from Bodhih Training covers each step.

You already feel the problem. Here is what it is costing you.
Every deal looks good in the listing
Headline yields leave out service charges, voids, repairs and the loan. Without a consistent method, you compare a pitch with a pitch and buy on feel.
Free calculators stop at the base case
They show one year with today's rate and the agent's rent. The question that matters, what happens in a bad year, is never asked.
The offer comes from the asking price
Without a walk-away price worked out in advance, the agent's words set your offer and the survey leaves you no room.
Due diligence falls between the professionals
The lawyer checks the title, the surveyor the building, the lender the value. Nobody checks the licence, the lease's letting rules or the rent evidence unless you do.
Picture the next few weeks with the kit open beside you.
Imagine opening a listing on a Sunday evening and, within ten minutes, knowing whether it deserves your time. As you screen it against the criteria you wrote once, the weak deals fall away and the promising ones go straight onto your Deals sheet.
When you type the purchase costs, the rent from your comparables and the loan from your broker, the Returns sheet shows every number side by side. You set the deal on Settings and watch the Sensitivity grid turn red at the interest rate that would hurt, so you know exactly what you are taking on.
On the day of the viewing you take the worksheet, then send the request letters and track every check. When the survey finds damp, you re-run the numbers, attach the quotes and send the renegotiation message, calm because your walk-away price was written down before you ever spoke to the agent.
Whether you start with the criteria one-pager tonight or the analyser tomorrow, by the end of the week you will have analysed a real deal the way a careful professional would, and you will be able to explain your decision to a partner, a lender or yourself in two minutes.

A taste of Chapter 2
Some investors use a quick screen: monthly rent should be at least 1% of the purchase price. The Returns sheet shows it as "Monthly rent as % of all-in cost". It is easy to remember and fast to apply, and it says something real about whether rent is large relative to price. It also has well-known limits, and its critics are right about them. In many cities with high prices, almost nothing passes, including deals that work well for a patient, low-borrowing investor. In some cheap areas, deals pass easily because the rent comes with high costs, low demand or poor condition. The check ignores running costs, finance, tax and growth entirely. Use it the way a doctor uses a thermometer: as a reason to look closer, never as the diagnosis.
The honest comparison
| Free templates and typical advice | This kit | |
|---|---|---|
| Rent | The figure in the listing | Five rented comparables and two agents' written opinions, middle of the range |
| Costs | Price and mortgage only | Purchase taxes, fees, set-up, vacancy, management, maintenance, capital reserve and fixed costs |
| Metrics | One gross yield | Every metric side by side for up to 12 deals, with a verdict against your own criteria |
| Risk | A single base case | A rent and rate grid, named scenarios, a reserve figure and a scored risk register |
| Offer | A bit under asking | A walk-away price from your numbers, an evidence-based opening offer and scripts for each move |
| Countries | One country's rules, undated | Any currency; country differences in one dated sheet |

The Property Investment Deal Analyser: FAQs
Read the free guideAlready bought? Resend my linkHow do I analyse a buy-to-let or rental property deal?
Start with your written criteria, then work out the all-in cost, your cash in, rent from comparables, vacancy, running costs and a capital reserve, and the loan payments. From those come net yield, cash-on-cash and debt cover. Stress-test rates, rent and voids before you offer. The analyser does the arithmetic once you type the inputs.
What is a good cash-on-cash return or yield?
There is no universal number: it depends on your market, interest rates, how much you borrow and what else you could do with the money. That is why the kit asks you to write your own criteria and test every deal against them, rather than chase a figure from a forum.
What is the difference between cap rate and net yield?
Both use net operating income. Cap rate divides it by the property's value and ignores how it is financed, which helps compare similar properties. Net yield in this kit divides it by your all-in cost, including purchase taxes and set-up, so it shows what the property earns on everything it cost you.
Does the 1% rule work?
It is a quick screen: monthly rent at least 1% of the price. It ignores costs, finance and growth, and in many high-price markets almost nothing passes. The kit shows it as one column and teaches you to use it as a reason to look closer, never as the decision.
Does it work outside the UK?
Yes. The method and every tool work in any currency, and purchase taxes are typed as amounts for your situation. Country-specific rules are kept in one dated sheet that shows what differs and what to ask in India, the US, Canada, Australia, Singapore, the GCC, Africa and Europe, with checked UK and US points.
Is this financial, tax or legal advice?
No. The kit is educational. It shows how to analyse a deal and what to ask. It does not recommend any property, promise any return or replace your accountant, lawyer or conveyancer, lender or broker. Templates are starting points in plain words for professionals to formalise.
I am an agent. Can I use it with clients?
Yes, for your own analysis and to show clients how a deal works, under the personal licence. The kit includes messages for sending an analysis without promising returns, disclosing interests and declining discriminatory requests. Check your licensing body's rules on advice and disclosure.
Can I measure my starting point?
Yes. The AssessAll assessments Money Decision Judgment, Risk, Probability & Statistical Thinking and Data Interpretation: Tables & Charts are matched to this kit (separate products). They show where your judgement with money, risk and numbers is strong and where to practise.
How do I turn this into a development plan?
Use what the assessments and your first deal reviews show you, then build a plan with Jobulary: see how a Jobulary development plan works at jobulary.com/how-it-works.
Do I need Excel?
No. The workbooks open in Excel, Google Sheets or LibreOffice, the Word templates in Word or Google Docs, the forms in Acrobat Reader or any PDF app that supports forms, and the calendar in Google, Outlook or Apple Calendar.
How much does The Property Investment Deal Analyser cost?
₹1,299 including 18% GST for buyers in India, or $34 for buyers outside India. One-time payment, no subscription, with an automatic invoice.
How do I get the files after paying?
Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.
What software do I need?
Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.
Can I get a refund?
Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.
Can my company buy this for a team?
Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
