Quick answer

How do I write a business plan as a real-estate agent?

Start from the net income you want to keep, add business costs and a tax set-aside, and divide by your income per closed side. Work that back through your conversion ratios to appointments and daily conversations, choose lead sources on evidence, and review weekly. The Agent Business Plan and Prospecting Kit from Bodhih Training gives you the workbook and forms for each step.

Sound familiar?

You already feel the problem. Here is what it is costing you.

Feast, then famine

A strong autumn, a cold winter. Prospecting stops when the pipeline is full and restarts when it is empty, and because closings lag conversations by months, the swings never end.

A goal with no Tuesday number

A yearly income figure is too big to act on at nine in the morning. Without the chain from income to conversations, there is nothing to measure until it is too late.

Gross that looks like income

Splits, fees, desk costs, portals, the car and tax all come out before anything is yours. Plans built on gross commission fall short every time.

Lead sources nobody measured

The portal, the mailer, the networking breakfast. Some worked, most were never tracked, and the money keeps going out.

A phone full of numbers, not a database

Past clients drift away, advocates go unthanked, and the people most likely to refer you hear from you once a year, if that.

Rules you are not sure about

Do-not-call registers, consent for texts and emails, fair-housing rules, AI tools. Getting it wrong costs trust, and sometimes much more.

Now imagine this

Picture the next few weeks with the kit open beside you.

Picture the first Monday in January. Instead of wondering how the year will go, you open the workbook, type your net income goal, your split and your budget, and read the number that matters: how many conversations a day your year needs. You write it on the one-page plan and put five morning blocks in the calendar before lunch.

Now it is a Tuesday in February. As you work through tomorrow's list on the daily sheet, every call starts with the other person and ends with a date. The Database sheet tells you who is due a touch; the January letter has filled your diary with past client reviews. You count real conversations, not dials, and type the tally into the log.

Imagine a Friday afternoon in May. Thirty minutes with the weekly review form: conversations against target, appointments, one win, one fix. The Activity Dashboard shows your real conversations per appointment beside your assumption, so you know exactly which skill to practise next week.

And then the September quarterly reset. Income is on plan, and for the first time you can also see whether next quarter will be. Whether you begin with the e-book tonight or the Settings sheet tomorrow morning, the rhythm is already laid out for the whole year.

A taste of Chapter 2

Maya needed 99,900 at 5,600 a side: 17.8 sides, so 18. Half listings, half buyers: nine and nine. If 80% of her listings sell, she must take 12 listings; if 40% of her listing appointments sign, she needs 30 listing appointments. On the buyer side, 60% of signed buyers buy and 60% of consultations sign, so she needs 15 signed buyers and 25 consultations. That is 55 appointments. She assumed 25 conversations per appointment. That makes 1,375 conversations in the year. Over 46 working weeks it is 30 a week; over five prospecting days it is six a day. Six conversations a day felt manageable. It turned out to be more than she did. By September her log showed 930 conversations against a plan to date of 1,031, about 90%, and 33 appointments against 41. Worse, her real ratio was 28 conversations per appointment, not 25. The Activity Dashboard puts those two numbers side by side so the gap is impossible to miss.

Questions buyers ask

The Agent Business Plan and Prospecting Kit: FAQs

Read the free guideAlready bought? Resend my link

How do I write a business plan as a real-estate agent?

Start from the net income you want to keep, add business costs and a tax set-aside, and divide by what you earn per closed side after split and fees. Work that back through your conversion ratios to appointments and daily conversations, choose lead sources on evidence, and review the plan weekly and quarterly. The kit's workbook does the arithmetic and the one-page plan holds the result.

How many conversations do I need to close a deal?

It depends on your own ratios, which is why the kit asks you to measure them. In the sample plan, an agent who needs 18 closed sides, 55 appointments and 25 conversations per appointment needs about 30 conversations a week. The Activity Dashboard compares your real ratio with your assumption every week.

Which lead sources work best for agents?

The ones that produce closings at a cost and time you can sustain, which differ by agent and market. In NAR's 2025 Profile of Home Buyers and Sellers, 43% of US buyers found their agent through a referral from a friend, neighbour or relative, which is one reason the kit puts the database and past clients at the centre. The Lead Sources sheet ranks your own sources by net income per hour.

Is prospecting by phone or door still allowed?

Often, but within rules that differ by country and channel: do-not-call registers, consent for texts and emails, door-knocking by-laws and rules on contacting owners of expired listings. The kit keeps those specifics in one cheat sheet dated October 2026 and every script starts from respect and consent.

How do I measure my starting point?

AssessAll offers assessments that match this kit: Business & P&L Leader Readiness Assessment, Sales Drive & Resilience Profile, and Time, Priorities & Focus. Take one before you set your plan and again at a quarterly reset. Links are on the Start Here map; the assessments are separate products and not included.

How do I turn the plan into goals I keep working on?

Pick one or two skills from your quarterly review, such as the price conversation or follow-up speed, and set them as personal goals. Jobulary explains the WOOP method for professional goals, and the link is on the Start Here map.

Does it work outside the United States?

Yes. Every amount is in the currency you choose, and commission rates, splits, fees and ratios are your own inputs. The sample agent is in Ohio, the worked examples include Leeds, Pune and Dubai, and the dated notes cover eleven countries.

Is this financial, tax or legal advice?

No. The kit is educational. Tax set-aside rates are placeholders to agree with your accountant, yield calculations are for discussion with clients and their advisers, and templates are starting points for your broker or a lawyer to check. Nothing in the kit promises income, closings or returns.

Which software do I need?

The workbooks open in Excel, Google Sheets or LibreOffice and use no macros. The forms are fillable in Acrobat Reader and most PDF apps, the templates open in Word or Google Docs, the calendar imports into Google Calendar, Outlook or Apple Calendar, and the CSV imports into Trello, Asana, Notion, Planner or Jira.

What is the refund policy?

Digital kits are non-refundable once downloaded. The exceptions are corrupted files that are not fixed within 3 working days, duplicate charges, or failed delivery.

How much does The Agent Business Plan and Prospecting Kit cost?

₹999 including 18% GST for buyers in India, or $29 for buyers outside India. One-time payment, no subscription, with an automatic invoice.

How do I get the files after paying?

Instantly. Your download page opens the moment payment succeeds, and a permanent download link is emailed to you. Download each file separately or everything in one ZIP.

What software do I need?

Any of the usual tools: Excel or Google Sheets for spreadsheets, Word or Google Docs for templates, Adobe Acrobat Reader, Preview, Xodo or GoodNotes for the fillable PDFs, and Google, Outlook or Apple Calendar for the calendar plan.

Can I get a refund?

Because it is a digital download, kits are not refundable once downloaded. We always refund a duplicate charge or a failed delivery, and if a file is corrupted and we cannot fix it within 3 working days. Full terms: bodhih.org/refunds.

Can my company buy this for a team?

Yes. Team and company licences, and workshops on this topic run by Bodhih Training, are available. Write to solutions@bodhih.com or call +91 99000 11601.
