Contingency is money set aside for things you do not yet know about: rock in the footings, a price rise, a condition in your permission, a delivery that has to be replaced. Many owners hold 10% to 15% of the estimate; older or difficult sites may need more. Your professional can advise on your project. Two rules keep contingency honest. First, it lives on Settings as a percentage and the Dashboard shows it separately; do not hide it inside the lines. Second, upgrades are not contingency. If you want larger tiles, pay for them with a saving somewhere else, found before you approve the upgrade. The household agreement says this in writing, because it is easy to forget at a tile showroom.

How much does it cost to build a house per square foot or square metre?
It depends on your country, city, design, ground, quality and the year, so no honest single number exists. The Build Cost Estimator turns your floor area and a local rate from two or three builders into a first budget, with fees, extras and contingency, and shows what changes the total.
Do I need an architect to build my own house?
Not always, but you need someone qualified to design the home and someone independent to check the work, and many authorities and lenders require professional drawings and sign-offs. The Decision Card helps you choose between four routes, and a structural engineer is needed on most homes.
Can I manage the trades myself?
Many owners do, but it takes time, construction knowledge and nerve, and in some places it brings legal duties, permits or exams for owner-builders. Chapter 1 and the dated Country Notes explain what to check before choosing that route.
Does it work in my country and currency?
Yes. The method is the same everywhere, the workbooks use any currency label, and areas work in square metres and square feet. Country-specific rules are kept in a dated cheat sheet with official places to confirm them.

No. The kit is educational. Property law, permits, building rules, lending and contractor licensing differ by country and region and change over time. Check a qualified lawyer, surveyor, structural engineer or architect, and your local authority, before you buy, sign or build.
