Owning a home gives you control: you can paint the walls, keep the dog, stay as long as you like, and over time your payments build something you own. Renting gives you flexibility: you can move for a job or a relationship in a month, someone else pays for the new roof, and your savings can stay invested and easy to reach. Neither is dead money. Rent buys a home and flexibility. Interest, property taxes, insurance and repairs are the owner's version of rent, and they are not small. So the first question is not "Can we afford it?" Does the kit work outside the UK and US?

Yes. The method is the same everywhere, the workbook works in any currency, and the Country Notes cheat sheet covers the UK, US, Canada, India, Australia, UAE, Singapore, South Africa, Nigeria and Kenya, dated October 2026, with the official places to check. Local rules always win, so confirm them with a local lawyer.

Is this financial or legal advice?

No. It is educational content and a set of planning tools from a training company. It recommends no lender, agent, product or app. Before you commit, check your figures with a regulated lender or adviser and your legal steps with a qualified lawyer, conveyancer or solicitor, and leave electrical, gas, structural, roofing and asbestos work to qualified professionals.

How much house can I afford?

Take the lowest of three limits: what your income can carry each month including running costs, the loan you could repay at a higher stress-test rate, and what your cash covers after keeping a reserve and paying upfront costs. The Affordability sheet works this out for you from the Settings sheet.

How do I compare mortgage or home loan offers?

Ask for offers on the same amount and term, then add up the interest and all fees over the number of years you expect to keep the deal. The Loan Offers sheet calculates this true cost and ranks the offers, and the comparison form lists the questions to ask about flexibility and early repayment.

What checks should I do before buying a home?

Physical checks (a survey or inspection, plus specialists where needed), legal checks (ownership, charges, approvals, boundaries, any lease or building rules) and financial checks (valuation, formal loan offer, insurance and the final statement). The Due Diligence sheet lists 25 common checks with who does each one.

We are buying with a partner or a friend. Does the kit help?
